Status: the program was still running when we last checked on 25 October 2026 (the latest SBP circular letter on it is dated 14 September 2026). Rules change, so confirm with a participating bank.
After the 10 subsidised years the circular does not give a fixed rate, so the second-phase rate above is only your own assumption. Bank pricing for the program is one-year KIBOR plus 3%, and KIBOR changes. Ask your bank what applies to you.
Who can apply, in short: first-time homeowners who are Pakistani citizens with a CNIC and own no housing unit; since June 2026 overseas Pakistanis with NICOP/POC can also use the program. Since 14 September 2026 the own employees of banks, DFIs and microfinance banks are not eligible. Financing covers buying a house or flat, building on a plot you already own, or buying a plot and building. House up to 10 marla (2,720 sq ft) or flat up to 1,500 sq ft. Loan up to Rs 10 million, up to 20 years, 90:10 loan to equity. The circular states no processing cost and no prepayment penalty.
How the numbers are worked out: equal monthly installments on the reducing balance at the flat 5% borrower rate for the first 10 years (the subsidised period), and then at the rate you assume for the remaining years, recalculated on the balance left. Property assessment, insurance and other bank charges are not included. The bank decides eligibility and approval.

Help & FAQ

Which scheme is this?

The Wazir-e-Azam Apna Ghar Program (Ghar Ho Tu Apna), earlier called Mera Ghar Mera Ashiana, the government markup-subsidy and risk-sharing scheme for affordable housing finance run through banks, Islamic banks, microfinance banks and HBFCL.

What rate does the borrower pay?

A flat 5% a year. Since March 2026 the earlier second tier at 8% no longer applies and loans already taken at 8% are adjusted to 5%. The markup subsidy runs for 10 years of a loan of up to 20 years.

What is the maximum loan?

Rs 10 million (raised from Rs 3.5 million in March 2026), for a house up to 10 marla or a flat up to 1,500 sq ft, with 90% financing and at least 10% from you.

What happens after the 10 years of subsidy?

The circular says the subsidy is for 10 years and gives bank pricing as one-year KIBOR plus 3%. It does not state the rate after year 10, so this calculator lets you enter an assumed rate and shows the higher installment from year 11.

How were these rules checked?

On 25 October 2026 we read the State Bank of Pakistan circulars linked at the bottom of the tool: Circular No. 03 of 2025, Circular No. 02 of 2026 and Circular Letters No. 01, 03 and 05 of 2026. We found no notice that the program has closed.

Is this the exact installment my bank will quote?

No. It is an estimate from the published scheme terms. Banks assess the property and your income, can add charges and decide whether to approve a loan, so confirm everything with the bank.

Is my data safe?

Yes. This tool runs in your browser, so what you type or open stays on your device and is not uploaded to Toolysite.

Is anything saved?
